Sunday, May 24th, 2009As an experienced real estate professional in Somerset County, I pride myself on understanding our specific, local market. I am not one to jump on the bandwagon of panic after hearing how poor home sales have been nationwide. Frankly, sales in our local market far surpass what is observed in the FL, AZ, NV and CA markets.
Here is what I have observed in our local marketplace.
1. The market is picking up. Much more activity. Prices, however, are lower.
2. The first time buyer market has been extremely busy, specifically spurred on by the investment tax credit that can be obtained if a home is purchased by the end of 2009. I believe the market, especially in the below $500K range, is going to get more competitive as the year progresses. We are already seeing multiple offers due to this kind of high demand resulting is competition for good properties.
3. For those buyers looking at higher priced homes, I am seeing increased activity as well. But these homes are only going under contract when the seller is willing to settle for a lower sales price than original anticipated.
4. Buyers have a wide variety of home choices in their price range. Negotiate a good price and lock in a historically low interest rate. We know one thing for certain… that as the United States population growth continues to rise, the demand for housing continue to be strong. With new home starts stalled and sellers becoming more realistic on their home’s value, we are finally seeing inventory levels beginning to drop.
5. Sellers have come a long way from the 2007-08 period. Their more realistic views on housing prices are helping properties sell. Many more of my clients are willing to do some “pre-listing” work like painting, updating, landscaping, staging. Since buyers have a lot to choose from, this is the best way for sellers to make their home stand out as the best value on the market.
I have studied Warren home prices in great detail. Given the trend I have observed in the average sales price in Warren over the past 6-7 years, I have concluded that home prices in Warren, on average, have reverted back to 2003-04 levels. This figure is more or less, depending greatly on the condition and age of the home.
